A little over a year ago, Kyle Richards told her big sister to move out and then sued to get her out of the condo. Now Kim’s back in California, and the family’s own “ups and downs” line sits uneasily next to the reunion’s “Florida and doing better” update.
Kim Richards, 61, is back in the Santa Monica area, and TMZ says sources close to the family insist she is not homeless. Kyle Richards helped her secure a place near the beach, and Kim reportedly “continues to have her ups and downs” while spending time with her daughters in Los Angeles.
The living situation traces back to a 2-bedroom Encino condo Kyle bought Kim around 2015, where Kim lived rent-free for years. After a reported relapse, Kyle asked her to move out in late 2024, then sued her in January 2025 to force the eviction.
Kim never responded to the lawsuit. A default judgment in March 2025 ordered her to surrender the property, and by June deputies who came to serve her found she had already moved out, letting Kyle take possession.
At the RHOBH Season 14 reunion, Kyle and Kathy Hilton told Andy Cohen that Kim had moved to Florida to be near her grandchildren and was “doing better” and “happy.” The California sighting, and the family’s own mention of “ups and downs,” sit uneasily next to that update.
